At RMA Lettings, we adhere to consumer protection laws and believe in total transparency.

Choosing the Fully Managed service is something we always recommend clients to do, especially as the legal landscape constantly changing, making it more difficult for landlords to keep up to date and compliant.

Below you will find a list of our fees:

Supervision of the premises is not part of our management function when the property is un-let or unoccupied. If you wish us to manage your premises during the void period for insurance purposes or repairs and maintenance works we can carry out visits for you subject to charges specified which would be payable in advance together with your written instructions. Our administration fee for these void properties visits is £60 per visit these visits will be carried out during our normal office opening hours.

All contractors’ invoices will be subject to a levy of 10% if organised by RMA Lettings.

In the event that the tenant does not pay the rent RMA Lettings will make a payment to you 35 days in arrears of the due date and will cover the costs to take the tenant to court to gain possession should it be necessary. For full details of conditions and limits of cover please read our separate Landlord Rent Guarantee document. The fee for this Plan is payable monthly and deducted from your rent.

This fee applies to all properties managed by RMA Lettings and is paid monthly.

The management fee is payable monthly and is deducted from the rent we collect from your tenant or from other sources where rent is paid on behalf of the tenant e.g. rent guarantee insurance or guarantor. Fees become payable where RMA Lettings introduce a prospective tenant and a tenancy commences at any time within 6 months from the date of introduction. Fees will remain payable until such time that the tenant moves out and the tenancy ends.

New tenancies (including Let Only package) are subject to an arrangement fee towards the additional costs of advertising, conducting viewings, referencing, setting up new records and standing order mandates etc. This fee will be payable each time a new tenancy is created except where the tenancy ends before 6 months has expired in which case the fee will be waived for the following tenancy.

The following is an outline of the services we provide for our management service:

  1. Property assessment preparation and any advice on what needs to be done to let your property
  2. Rent appraisal and preparation of property details
  3. Organise works needed to make the property legally compliant if required*
  4. Marketing to include portals, web sites, To let board and matching to registered tenants
  5. Conducting viewings, negotiation of tenancy terms including rent and tenancy length
  6. Applying for and checking references
  7. Preparation and signing of the tenancy agreement and any legal notices
  8. Organise an inventory for the property for the check in and out*
  9. Organise rent and legal protection cover*
  10. Collection of initial monies from the tenant
  11. Register the tenant’s deposit with The Deposit Protection Service or an alternative approved statutory scheme
  12. Handover of keys and inventory to the tenant at the start of tenancy
  13. Payment of rent directly to the landlord’s nominated account
  14. Notification of change of user to utility companies at the start and end of the tenancy
  15. Monthly statements
  16. Handling maintenance calls from the tenant and instructing contractors accordingly
  17. Regular property visits
  18. Negotiation and settlement of any damages at end of tenancy in accordance with the procedures set out by My Deposit Scotland https://www.mydepositsscotland.co.uk/
  19. Provide a 24/7 emergency monitoring service*
  20. Check Inventory and prepare a list of dilapidations at the tenancy end*
